by Carl Eric Leivo Ph. D. (Author)
For most Californians, manufactured home (mobile home) parks are worlds unto themselves, places of mystery. An inexpensive and convenient source of knowledge, MHP Living banishes the mystery and equips home owners and housing professionals with everything they need to know. Do you realize manufactured homes trade as personal property instead of real estate? This makes it hard to get financing. Part I of MHP Living focuses on buying and selling manufactured homes. Some federal, state, and local laws apply exclusively to manufactured housing. For instance, the federal HUD Code covers construction of manufactured homes instead of local building codes, the California Residency Law governs relationships between park owners and residents, and many local governments enforce space rent control laws. Part II of MHP Living explains manufactured housing laws and government programs. Manufactured home parks are natural settings for neighborhood associations. Great benefits result from effective, enduring homeowner associations. Part III of MHP Living talks about creating and sustaining these associations.
